Just had a settlement on a referral I gave to Gregg Herpst (land and commercial guru). I don't do either. Within 48 hours of referral, he had located a commercial property, negotiated a contract (under list price) and settled in under 30 days. Clients loved him and now I have all of their

Thanks for all your diligence in arranging for the sale of my 11 acre farm. Going in I expected months of effort and lots of give and take with opportunistic bargain hunters. We needed a very fast sale at a certain price in order to apply the funds via a section 1031 exchange to a like kind replacement property out of state that was going fast. You were intimately aware of the tax saving 1031 exchange rules and made sure the contract for sale had the appropriate 1031 language. You wrote a perfect listing description. You skillfully handled interested neighbors negotiating with me and gave me good advice on how to avoid conflicts with competing neighboring parties interested in their own benefit at my expense. You did tons of comps and analysis better than any appraisal I've seen to demonstrate an accurate starting price for the listing. Your work proved itself in practice because your contacts resulted in two cash offers and you skillfully negotiated a 100 % asking price cash offer within 24 hours of the listing going public. That very quick work resulted in our ability to lock down a contract the next day on the replacement farm out of state which was under pressure from competing local farmers who wanted that land immediately. But for that very fast work on your part, we would have lost out on a beautiful replacement farm. So, thanks again Gregg for all you did!
