Vacancy in Northern Virginia's office market held steady at 21.0% in 2025 despite over 750,000 sq ft of negative absorption, aided by demolitions and conversions removing nearly 1.5 million sq ft from inventory. Construction remains limited with only one building underway. Rental rates rose to $36.12 per sq ft, driven by increases in Class A and B spaces, while concessions stayed elevated but stable.
